The "Joya de Planes" residential housing site is situated in the north of the Planes de Baronia municipality which is located in the interior of mountain area to the north of the province of Alicante, and specifically, in the district of Concentaina and Alcoy. The site is adjacent to the Beniarrés reservoir and is approximately 52 hectares in size.

1.- Comprises a total surface area of 5,204 m2. The smaller of the two plots measures 437 square metres and contains the old listed and partially ruined building named "Masía de la Foya", which has been earmarked for renovation and commercial use, preferably a restaurant and or the centralized security area.

2.-The other 4.767 m2 plot will be split into two separate plots in accordance with its intended purpose. 1) Sixty percent of the surface can be allocated for a sheltered accommodation or for tourist accommodation. 2) Business area, including shops and offices, will take up at least 40% of the available ground space, in terms of net space ratio, which is 0.6723 m2 per square meter of ground surface. This means that there will be 3,499 m2 of available space in a three-story building (at the most). The height of the overhang will be 9 metres, while the overall height shall not exceed 12.50 metres
